Preston Hollow is where Dallas buyers go when they want land. In a city where in-town living increasingly means a tower and a terrace, this North Dallas neighborhood still trades in acreage, mature canopy and setbacks deep enough that neighbors are a courtesy rather than a constant.
That space is the whole proposition, and it is also what makes the neighborhood harder to shop than it looks from a listing feed.
What you are actually buying
Lot size and lot shape drive value here more than finish level does. Two houses with similar square footage and comparable interiors can sit at meaningfully different prices because one has usable rear yard and the other has frontage but little depth. Before you fall for a kitchen, look at the plat.
Pay attention to how the house sits on its lot. Preston Hollow streets curve, and lots are frequently irregular. Where the driveway enters, which direction the main living spaces face, and whether the pool or motor court eats the yard are all decisions a previous owner made that you inherit.
Architectural range is unusually wide
This is not a neighborhood with a single look. Original mid-century ranch houses sit near traditional estates, and near recently built homes on lots that were previously something smaller. Streets can shift character within a few blocks.
For buyers, that variety cuts both ways. It means you can find genuinely different houses without leaving the neighborhood. It also means comparable sales require judgment. A recent sale two streets over may not tell you much about the house you are standing in.
The rebuild question
Preston Hollow has an active pattern of older homes being renovated substantially or replaced. If you are buying an original house, the honest question is whether you are buying a home or buying land with a house currently on it. Those are different purchases with different budgets, timelines and risks.
If you are buying new construction, ask who built it and what the lot looked like before. Build quality varies, and a large new house on a lot that was reshaped to accommodate it can carry drainage or grading considerations worth a closer look.
Practical things worth checking
- Trees. The canopy is a genuine asset and a genuine maintenance obligation. Mature trees near foundations, pools and rooflines are worth an arborist’s opinion.
- Drainage and grading. Larger lots with mature landscaping and added hardscape can move water in ways that are not obvious on a dry day.
- Foundations. North Texas soil moves. On any older house here, a structural opinion is money well spent.
- Schools. Attendance boundaries do not follow neighborhood names and can change. Verify the assigned campus for the specific address with the district directly.
- Commute. Preston Hollow is well positioned for North Dallas and the Tollway, but drive your actual route at your actual hour before you commit.
How it compares to in-town living
Many buyers weighing Preston Hollow are also considering in-town high-rise options in Uptown, Turtle Creek, Victory Park or the Harwood District. The two are close to opposite trades.
Preston Hollow gives you space, privacy and a yard, and asks you to maintain all of it and to drive to most things. A high-rise gives you lock-and-leave simplicity and walkable proximity, and asks you to accept less square footage and a monthly HOA obligation.
Neither is the better answer. But deciding which trade you actually want will save you months of touring, because the two categories rarely overlap.
